Why do you need pre-approval?

First, to make sure that you are qualified for a loan before you drive around and waste your time. Second, it will be required when you make an offer on a house

What documents do you need to start the process?

The rule of TWO:

Last 2 years W-2's

Last 2 paystubs

Last 2 months bank statements.

Loan Officer will ask for more detailed information and have forms to be filled and signed. I am just trying to give some idea of what to prepare on your side.

What is the minimum credit score required?

Most of the banks and mortgage companies require minimum 640 credit score (See list of lenders below), BUT there are some companies providing some programs for lower credit score as low as 580.

There is a program that can give loans for 530 Credit Score with 10% down payment.
